Preparation is where a paint job is actually won or lost, and it is the first thing a cheap quote cuts. We treat it as its own scope of work: removing failed coatings, filling and sanding cracks, repairing spalling concrete back to sound reinforcement, and skim coating to a flat finish. Why is preparation a separate line on the quote?
Because it is separate work, and itemising it is the only way you can compare quotations honestly. It is also the first thing a cheap quote cuts, precisely because it is invisible on handover day and only shows up a year later.
Can you not just paint over it?
You can paint over almost anything once. The question is what it looks like in twelve months. Over chalky, damp or failing substrate, new paint fails at the same rate the old one did, and you pay twice.
How do you deal with spalling concrete?
Break out to sound concrete, expose and treat the corroding reinforcement, then reinstate with a repair mortar before any coating goes on. Cosmetic filling over rusting steel is not a repair, it is a delay.
My walls are powdery and chalky. Is that fixable?
Yes, that is what a penetrating sealer is for. It soaks in and binds the loose particles so the surface is stable enough to hold putty, skim coat or topcoat. Painting straight onto a powdery wall lifts the paint off along with the dust.
